Guidelines

Simultaneous Flips

  • LTV determined per transaction
  • Executed Buyer side contract
  • Executed flip side contract
  • Buyer side proof of funds
  • Flip side proof of funds
  • Signed HC Capital Group, LLC application and processing fee paid (min $2000)
  • HC Capital Group, LLC inspection if in GA
  • Seasoned clear title-no sales prior than 24 months
  • Substantial nonrefundable earnest money
  • Buy/Flip attorney approved by HC Capital Group, LLC

Closing Requirments

  • Final purchase HUD must be approved by HC Capital Group, LLC
  • Buyer side funds (if any) must be wired before closing.
  • HC Capital Group, LLC must approve all closing documents before authorization to release funds is issued.
  • Flip side HUD must be approved HC Capital Group, LLC before Buyer side purchase is completed
  • 100% of Flip side funds must held in attorney’s escrow account and must be nonrefundable.
  • Buyer side deed and closing docs must be electronically recorded (by closing attorney) with the local country clerks office before Flip side closing can proceed. The attorney must provide HC Capital Group, LLC with a copy of the recorded deed.

Renovation Financing

  • Approved construction budget

  • Clear seasoned title-prior sales approved by HC Capital, LLC
  • Buyer must be a seasoned investor with more than three previous transactions
  • 12th month loan term
  • Successful completion of under writing
  • LTV: up to 80%

New Construction

  • Builder’s Risk Insurance
  • Construction Permit
  • Approved construction budget
  • Approved closing attorney
  • Clear seasoned title-prior sales approved by HC Capital, LLC
  • Buyer must be a seasoned investor with more than three previous transactions
  • 12th month loan term
  • Successful completion of under writing
  • LTV: up to 80%
